LENDERS PLAYING BIGGER ROLE IN LOAN ORIGINATIONS AT CHICAGO-BASED CAMBRIDGE

August 21, 2001

Loan origination volume at Chicago-based Cambridge Realty Capital Companies is getting a major boost from other lenders, reports company Chairman Jeffrey A. Davis.

"Historically, Cambridge's origination volume came directly from principals and brokers. However, as part of a significant new trend, lenders have been contacting the company for assistance in facilitating requirements to pay down loans and to assist clients in refinancing," he noted.

Founded in 1983, Cambridge has emerged as a nationally recognized leader in senior housing and healthcare financing with more than 200 completed transactions totaling more than $1 billion. According to Davis, the company has recently expanded its menu of debt and equity products, introducing a new bridge lending program, a Fannie Mae / Freddie Mac lending alliance with American Property Financing, a construction lending alliance, and expansion of its sale/leaseback and other equity-oriented lending programs.

An FHA/MAP-approved lender, Cambridge also is the creator of The Signature Experience, a four-step process that is designed to transform traditional lender/broker relationships while finding the ideal capital solution for every situation.

The company has paced the nation in providing HUD 232 funding for refinancing, expansion, renovation and construction of assisted-living facilities and nursing homes for the past six years. The company also has an active conventional lending program that specializes in individual and multi-facility housing refinancings and multi-facility senior living/healthcare construction credit facilities. Another program funds acute care hospitals and other special use healthcare facilities.

Although Cambridge has grown considerably over the years, the company still maintains its entrepreneurial, privately held roots, enabling fast decisions, and is a "one-stop" total debt and equity capital provider for senior housing and healthcare owners and operators.

"We're delighted to work directly with lenders or their capital market affiliates as a source of origination. The work product from this source is consistently of high quality, and loan requests often are more grounded," said Davis.

With a regional office in New York, an affiliate office in Los Angeles and correspondent relationships in other cities across the nation, Cambridge is national in scope. The firm also has established various strategic origination relationships, including Key Bank and Marcus & Millichap, and a dozen or more Internet strategies.

The company's own award-winning Web site, www.cambridgecap.com, provides weekly rate updates on its debt and equity capital programs and real-time interest rates. The site's online application form was introduced to streamline the entire lending and investment process for potential clients.
