CAMBRIDGE REALTY CAPITAL CLOSES $50M IN 3RD-QUARTER SENIOR HOUSING/HEALTHCARE LOANS

CHICAGO, Il, (January 17, 2002) Chicago-based Cambridge Realty Capital Companies reports closing $50 million in senior housing/healthcare loan transactions in the third quarter of 2001.

According to Cambridge Chairman Jeffrey A. Davis, seven separate loans were closed for properties in six different states, including Illinois, New York, California, Washington, Maine and Oklahoma. For the year, the company has closed more than $80 million in senior housing and healthcare loans, including $15 million for behavioral treatment centers, a new area of specialization for Cambridge.

According to Davis, both origination volume and loans under application have been at record levels for the company in the second half of the year. The events of September 11 do not appear to have slowed the momentum.

"Some lenders who have taken this tragedy as a signal to put on the brakes, but demand has not abated. If a loan made sense before September 11 it may make even more sense now that rates have dropped significantly," he noted.

Founded in 1983 as a real estate investment banker specializing in commercial real estate properties, Cambridge emerged in the 1990s as one of the nation's leading senior housing and healthcare debt and equity capital providers, closing more than 200 such transactions totaling more than $1 billion during this period.

Although Cambridge has grown considerably over the years, the company still maintains its entrepreneurial, privately held roots, enabling fast decisions, and is a "one-stop" total debt and equity capital provider for senior housing and healthcare owners and operators.

An FHA/MAP-approved lender, Cambridge also is the sole Fannie Mae DUS loan originator (via a special strategic relationship with American Property Finance, Inc.) specializing in senior housing. The company also acquires existing mortgages on facilities and provides equity capital for clients as well as direct acquisitions and offers single-property or portfolio, conventional and mezzanine debt financing products. It also is the creator of The Signature Experience , a four-step process that is designed to transform traditional lender/broker relationships while finding the ideal capital solution for every situation.

With a regional office in New York, an affiliate office in Los Angeles and correspondent relationships in other cities across the nation, Cambridge is national in scope. The firm also has established various strategic origination relationships, including Key Bank and Marcus & Millichap, and a dozen or more Internet strategies.

The company's own award-winning Web site, www.cambridgecap.com provides weekly rate updates on its debt and equity capital programs and real-time interest rates. The site's online application form was introduced to streamline the entire lending and investment process for potential clients.
