VA Loan Advantages

Why VA Beats Conventional for Eligible Borrowers

💰
No Down Payment
VA loans allow 100% financing. On a $400K home that's $40K–$80K in cash you keep — a massive advantage for most buyers.
🚫
No Monthly PMI — Ever
VA loans never require private mortgage insurance. That's $100–$300/month in savings vs. conventional with <20% down.
📈
Competitive Interest Rates
VA guarantee means lenders take less risk. VA rates are typically 0.25%–0.50% below conventional — saving tens of thousands over the loan.
1️⃣
One-Time Funding Fee (Not PMI)
Instead of ongoing PMI, VA charges a one-time fee (1.25%–3.3%) that can be rolled in. Exempt for disability-rated veterans.
♾️
No Prepayment Penalty
Make extra payments, pay off early, or refinance anytime without fees. Maximizes flexibility over the life of your loan.
FAQ

VA Loan Calculator FAQ

Who qualifies for a VA loan?
Active-duty military, veterans with qualifying service (90 days active during wartime or 181 days peacetime), National Guard and Reserve members with 6+ years of service, and surviving spouses of veterans who died in service or from a service-connected disability.
Is there a VA loan limit?
For borrowers with full entitlement, there's no VA loan limit — the VA doesn't cap how much you can borrow. Lenders still evaluate your income, credit, and DTI. If you have reduced entitlement from a prior VA loan, county-level limits may apply.
What is the VA funding fee and can I avoid it?
The funding fee ranges from 1.25%–3.3% of the loan amount based on usage and down payment. Veterans receiving VA disability compensation are completely exempt. You can also reduce the fee by putting 5%+ or 10%+ down. The calculator has a preset selector for all scenarios.
Can I use a VA loan more than once?
Yes. VA loan entitlement can be reused after paying off a prior VA loan (and selling the home or requesting entitlement restoration). In some cases you can have two VA loans at once if you have sufficient remaining entitlement.
Where can I find official VA loan information?
VA home loans are backed by the U.S. Department of Veterans Affairs (VA) — the official source for eligibility requirements, funding fee tables, and Certificate of Eligibility (COE). For consumer guidance on comparing VA vs. conventional loans, visit the Consumer Financial Protection Bureau (CFPB).
